I won’t be worried about the economy until

… I see people turn off their cars and open their windows when they are waiting outside. Virtually every store I enter, I see at least one person waiting in an idling vehicle waiting for his or her companion.

This morning at the Cingular store. The other day at Whole Foods (of all places, a new Range Rover was the culprit).

So long as people have the spare cash to spend waste money this way, I’m not too worried. Unless, of course, they are all paying for gas with high-interest credit cards.

No excuses

Albemarle County has been doing a good job publicizing and communicating the upcoming decisions on clustering, phasing and mountaintop protection. Go to their website. Educate yourself. Save the dates (1 August and 3 August). Inform yourself and make your voice heard.

If you don’t take the time now, don’t complain when you don’t like the outcome. If you do and you still don’t like the outcome, please complain in a constructive manner. :)
Update 31 July: Having received Action Alerts from the Piedmont Environmental Council, Charlottesville Tomorrow and the Free Enterprise Forum, make no mistake: this is a big deal.

This is why

This is why I do what I do. A client from about four years ago just emailed me:

Always wanted to say that you are the agent I use to compare all others to.. it seems that as we talk to more folks about buying/selling, we find that your business integrity is a hard find.  Not too many folks out there are honest, intelligent, know the business well and have a sense of humor as you do.  I only wish I could pass along more business to you but the “you’re the best agent ever!” compliment will have to do for today!

PS: Thanks for keeping up with the newsletter - enjoy reading and always love the Calvin (& Hobbes) snippets!  Found your other web site today… looks great as well!

After having just gone through a very rough transaction (the second one in five years), I really needed this. Thank you. Words like this help to make what I do worthwhile.

Regional transit authority inches forward

Charlottesville Tomorrow has the report and podcast of the MPO’s creation of a Regional Transit Authority. Hold that enthusiasm, though. By “regional,” they mean “Charlottesville” and “Albemarle” and not “UVA.”

UVA is the largest employer in the region. They drive a huge part of our economy. They are the only ones who can build a damn road. Why aren’t they at the table?

Julia Monteith, Senior Land Use Planner, representing the University of Virginia … indicates the University is taking a wait and see approach since past attempts to have a regional authority have not moved forward

You can’t blame them.

To be a true regional system, it would have to include the other members of the MSA. Look at where the workers come from - 6,000 from Fluvanna. 5,000 from Greene. 2,000 from Louisa. 2,500 from Nelson. 2,100 from the Waynesboro area.

To continue to enjoy relatively high rates of real estate appreciation, our region has to remain a destination with a high quality of life.

But hey, it’s a start. You’ve gotta start somewhere.

Outstanding clause for Buyer’s agents.

One of the most crucial aspects of a Buyer-Broker/Client relationship is just that - the relationship. The trust that each must have for each other. BloodhoundBlog has an excellent post detailing one of the potentially thornier aspects of this relationship and a way by which to establish a level of trust from the start - provide an out.

… here is language we routinely use on our Buyer Broker Agreements:

This agreement will be terminated without recourse upon written notice by either party.
“Either party” means I get to fire them if I want to, too …

Not bad. Not bad at all.
