A ready, willing and able buyer was unable to see the house, and in this market, that may be the seller's only shot. Called the listing agent, he emailed me later and simply said "you can call the owner, 540-XXX-XXXX". What's the point? If the owner wants to take calls, say that, but how do we defend a fee if we don't take active participation in our clients' properties?
