The answer to the question “Why won’t these sellers budge on their price?” is simple. They aren’t sufficiently motivated.
Until we as agents stop listing these homes, nothing is going to change.

I agree Charles. The other option is to have the guts to start charging up front. Sellers can list their houses forever and it doesn’t cost them anything. And the excess inventory of homes owned by unmotivated and unrealistic sellers is used by homebuyers to justify lower offers or de-motivates them into not making an offer at all.
