Thanks for the comment. Foreclosures, when listed in the MLS, are not that much different than regular houses other than the addenda from the bank disclaiming that they&#039;ve never lived there, they don&#039;t know about any potential problems, they likely won&#039;t make repairs, and that they &lt;i&gt;really mean&lt;/i&gt; everything on all those pages!

At auction, that&#039;s a different story, with the potential for liens, clouded titles, etc.

Are you steering your first time buyers away from foreclosures in regards to the FHA and tax credit deadlines, or is their time to try and deal on foreclosed homes at this point. Just wondering because I always assume there is a lot more paperwork and research affiliated with purchasing a foreclosure? Thanks.</description>
