Charlottesville Real Estate Data Nuggets
Looking at the weekly real estate data reports for Charlottesville and Albemarle, two points jump out: – Percent of Properties with Price Decrease 26 % – Percent Relisted (reset DOM) 9 % I’m not 100% confident with 26% having price decreases, but it feels about right. The relisted number feels right too – this is the percent of homes that have come on the market for a second or third time … … Download them all for yourself below or sign up to receive weekly automatic (spam-free) delivery . When Does the Charlottesville Real Estate Season Begin?
Left as a message via the message box on the right last night: I’m looking for a house, but can’t find what I’m looking for east of town in the right price range. NGIC and DIA – Coming to Charlottesville – Really!

Bryan McKenzie reports in today’s Daily Progress …
Employees of the Defense Intelligence Agency will begin moving in January to the military’s Joint-Use Intelligence Analysis Facility at Rivanna Station in Albemarle County, carrying more than 800 jobs with them from elsewhere, said Jim McIlmail, of the DIA.
McIlmail told members of the Charlottesville Regional Chamber of Commerce at the Charlottesville Business Expo luncheon that an additional 600 jobs could be created and filled by local residents.
“This is a real big deal for the DIA as much as it is for the community,” McIlmail said.
Charlottesville Area Real Estate Market Report – 3rd Quarter 2009
As with most everything when looking the Charlottesville area real estate market, look for the trends, rather than the specific data points. The Nest Report is coming shortly as is the market report I do every quarter.
Top-level numbers are misleading at best and deceptive at worst. I firmly believe that high-level analyses tend to influence buyer and seller psychology more than provide specific insight. Real estate is local, granular in some cases, and to get a real feel for the market, it is crucial to understand what happens in Northern Albemarle County (22911) may be very different than … Continue reading…
