Coaching Soccer This Spring. Again.

Easy: When we bought our home several years ago, one of my requirements wishes was that we live close to a soccer field. … At the time, I was coaching my older daughter as she began her U-8 soccer career, and I was (and am still) playing in an adult soccer league. … Coaching soccer is one of the ways I choose to participate in my community, and more importantly, my kids’ lives. Seeing the kids in the hallways of the schools, in coffee shops, in grocery stores, and knowing that for that little time of their lives, I had a impact, is something I encourage every parent to do. Can Crozet have Three Centers?

Downtown Crozet needs to do something to combat the challenges put forth by: – The 250 West Corridor – Anytime Fitness, Harris Teeter, medical and dental offices, restaurants, office space … residential housing … – Old Trail Village – ACAC Fitness, Trailside Coffee, restaurants, Augusta Medical facility, Advanced Center for Physical Therapy (awesome place – they helped me rehab my ankle after a soccer injury) … residential housing in Old Trail Village .

…A group that oversees planning in Crozet has endorsed a new concept to redevelop a lumber yard on the Square into a walkable and livable community similar to Charlottesville’s Downtown Mall. 


…“This is a very small scale, a version of that, but what it does create is the ability to have a gathering space and some place where people love to go [in] Crozet.” 
… “From [research and development] business to office space, restaurants, retail [and] some housing,” Roell said, “it will provide a variety of opportunities for people to locate their businesses, live, work, play and entertain each other.”

I know this – independent of me, a new client came to me last week and said, (paraphrasing here) – “I think that right now in Charlottesville/Albemarle, there is a unique and perhaps once-in-a-lifetime opportunity to buy a home for my family.”

Wednesday Thought – Connecting via Bike and Walking

One of the very first features desired by clients with whom I just met was “walkability” – being able to walk to stuff – grocery stores, coffee shops, parks … but there’s another aspect of walkability and bikeability that I have noticed since I started my effort to bike and walk around Charlottesville and Crozet – I’m more connected to my community . I see people more, I wave more, I see Charlottesville from a different perspective than that from a car. … This is what it looks like from my car: And this is what it looks like when walking (incidentally, I took this photo after walking my younger one to school, stopping at the Crozet Mudhouse on the way to and from): Granted, it’s just a pothole, but think about if it were a friend, or a dog, or a client, or a garden … Using Walkscore , these are some of the most walkable homes for sale in Crozet and these are some of the most walkable homes for sale in Charlottesville . Who Knew E*Trade Owned Homes?

Apparently E*Trade own 225 Bedford Park Road in Foxchase in Crozet (technically Charlottesville, but really Crozet). As far as I know, this is the first foreclosure in Foxchase and is an indication that foreclosures are not isolated to any particular price point. … Now it’s being offered for $167/foot (apparently the previous owners finished approximately 600 square feet as well).

Light Industrial and a Gas Station in Crozet?

A spirited crowd of Crozet residents was on hand at a public forum Thursday to challenge the notion that western Albemarle is a prime location for expanded industrial development. The Albemarle County Board of Supervisors has asked for consideration of a new light industrial business park in the Crozet Master Plan’s first five-year update.

“We’ve been waiting for this meeting and don’t know if the Board of Supervisors has already made a preliminary decision or not,” said Meg West, a Crozet resident for over 25 years who is opposed to the new park.

…At its meeting Monday, the ARB told the applicant’s representative, Jo Higgins , that the Re-Store’n Station plan had not improved enough over the past year and still had a negative impact on the adjacent neighborhood and historic area of Free Town. Continue reading
