Speaking at National Association of Realtors Convention in San Diego
As with every conference I attend, I go with a couple goals: 1 – What can I learn that will help my clients ? … 3 – What can I learn that will position me ahead of my competition? – Note that my competition consists of more than Charlottesville Realtors – it’s consumers as well. Consumers are far more tuned in and in touch that ever before, and I have to work that much harder to stay ahead of them. … Here is a preview of my work-in-progress part of the panel: Update 14 November : This is the presentation I gave yesterday. A Timely Revisiting of IDX in Charlottesville
A snarky, ignorant anonymous coward is sending a letter to some sellers in the Charlottesville area, the text of which follows. I have removed the identifiable information. (Grammatical errors are the letter writer’s.)
The part that gets me the most is the anonymity. If you feel so much conviction that you find the seller in the MLS, searching out their name(s) on the tax records and then sending a letter (who does that anymore?), why not attach your name to your efforts?

Friday Chart – 1st 17 Days of September
The first 17 days of September. This is the time of year that we start to see the Charlottesville real estate market start to slow down … I tell my clients that if they’re looking to sell their house, things tend to taper off until October and once we hit Halloween, we’re looking at Thanksgiving, then Christmas, Hanukkah, winter …
The orange column shows the number of residential properties that both came on the market and went under contract in the first seventeen days of September – an indication of properties that were priced very well.
For this chart, the … Continue reading…
Google Assumes it is a Foregone Conclusion
Part One of at least Two.
I was looking at Google’s blog post about how they have taken their real estate search to Australia, and I revisited their real estate search here in the United States. They have the most boldly assumptive FAQ I think I have ever seen.
I’m an agent. How will my listings compare with those of a broker or MLS? Is it worth uploading?
Absolutely. We recommend that all members of the real estate industry upload their information. The important thing to remember is that you should include as much listing information as
More and Better Pictures, Please
I received this note last week:
“Jim,
Can I just complain about the horrible photos on the Cville MLS? There is a listing with 25 photos and 11 of them are of the kitchen. This house has 3 bedrooms, and there are NO photos of any of them. Am I expected to sleep in the refrigerator? I think it is time for a photo article again. There are some repeat offenders out there. Help them Jim. Help them.”
And then a Realtor friend (and remarkable photographer) posted this:

One would think that taking quality photos for marketing a home … Continue reading…
Property Videos – What do Buyers Want?
Michael at FlexMLS wrote a few months ago that:
70% of consumers would be more likely to list with an agent if they used video as part of their marketing effort. In contrast, only .33% (that’s one-third of one percent) of agents use video.

When looking at Property Videos, What do you see?
Hey Jim Duncan with Nest Realty and RealCentralVA.com here. I have a question for people who are searching for homes on the Internet. What do you want to see? We have the point of diminishing returns with photographs. Our local MLS allows up to … Continue reading…
Diverse Solutions Speeds it up
And it’s all about speed … and accuracy … and functionality … searching for homes in Charlottesville and Albemarle just got faster.
Two days ago, we deployed a very significant change to the way our dsSearchAgent IDX product is served to our clients and our clients’ clients. Did you notice? No, there weren’t any new features this time around. This time, we focused our efforts on load time and performance.
Overall, we were able to make a number of changes that decreased the initial size of our IDX by nearly 30%!! We made
FranklyMLS Working Again in Charlottesville
For those of you who love using FranklyMLS to search for homes in Charlottesville, it’s working again.
I’ll spare you the gory details and who is to blame (it’s about MLS politics and shifting/evolving technical specifications), but suffice it to say, thanks to Frank, FranklyMLS is working. (Don’t forget about my search tool, too!)… Continue reading…
