Charlottesville Area Market Report Coming Soon

The Third Quarter Charlottesville Area Market Report is around the corner …

- Sales volume?
- Breakdown by property type?
- Forecasts/projections?
- How many foreclosures are there? (nobody has any idea, really)
- What percentage of home sales are new construction?

(Will it really take fourteen years for home prices to regain their peaks? … Continue reading…

Google Real Estate Trends

Google Trends for Finance … this is for real estate.

Google Real estate trends - No Dow

What if the purchasing and selling population refer to Zillow as the end-all, be-all estimator for their homes’ valuations? What if “close enough” is “good enough”? What if they become the de facto standard

Being true to the founding of RealCentralVA,

It’s About PRICE

The more I think about it, if a house is not priced right from Day One, and under contract in the first thirty days, that seller’s prospects of selling are greatly diminished.

Property Videos – What do Buyers Want?

Michael at FlexMLS wrote a few months ago that:

70% of consumers would be more likely to list with an agent if they used video as part of their marketing effort. In contrast, only .33% (that’s one-third of one percent) of agents use video.

Transcription:

When looking at Property Videos, What do you see?

Hey Jim Duncan with Nest Realty and RealCentralVA.com here. I have a question for people who are searching for homes on the Internet. What do you want to see? We have the point of diminishing returns with photographs. Our local MLS allows up to … Continue reading…

A new way to display and interact with market data in the Charlottesville market is coming soon … I was hoping that it would be ready this month, but things just didn’t work out.
