Vacant Homes for Sale in Charlottesville and Albemarle – June 2010

In January of this year, I looked at the number of vacant homes for sale in Charlottesville and Albemarle.

Might as well look at these numbers again.

Believe it or not, the average vacancy rate for homes in Charlottesville and Albemarle is lower than in January this year. This does not account for homes not listed in the Charlottesville MLS, including any REO properties still held by, and not put up for sale by, banks.

1 – I like showing vacant homes; it’s less intrusive on the sellers and makes scheduling showing houses easier.

2 – Sometimes the sellers are more negotiable, basing their asking prices on what the house is worth rather than what they need to make. As with all homes for sale, there is no rule, consistent percentage to offer under asking price, rhyme nor reason to sellers’ motivations to sell or price.

I know that the charts are too wide, but I wanted to make sure they displayed. As an aside, which chart do you prefer, the ones reflecting the current state of vacant homes in Charlottesville/Albemarle or the chart from January 2010?

Methodology:

– Searched for active homes for sale in the Charlottesville MLS on 10 June 2010
– Homes with showing instructions of “vacant” were determined to be vacant
