Buyer Questions: New Developments in Charlottesville and Albemarle?

One day, sooner than one might think, Artificial Intelligence is likely to be able to do the following. For now the best thing for buyers new to the Charlottesville area is an agent who actively listens to clients’ questions, reads body language, and has a strong and deep knowledge about the Charlottesville – Albemarle area, the Charlottesville real estate market, economic development matters, and everything else that goes into life/moving/real estate.
What follows are pieces of emails I have sent to recent buyer clients, after our initial meetings. I learn a tremendous amount, and the foundation is set, from my clients based on their answers to my “let’s start working together” buyer survey, but the conversations are where I learn the most.

Some Coming Albemarle County Developments

 

Virtually every part of Albemarle County has a new development around the corner either underway, on the horizon, or in the process of seeking approvals. My answers to the “what’s going to happen there”? are two-fold:

  1. If you don’t own it, it’s going to change
  2. Seemingly every piece of green space in Albemarle County that is in (or near) the growth area is likely to be developed.

I don’t know if all new buyers are this thoughtful, or if I’m lucky with the people who choose to work with me.

    I think I may have sent my question to an email address and accidentally didn’t leave it here.

    My employer is relocating me to the North-Charlottesville location, I need to know if there are any pitfalls I need to watch out for in this market. I have been told it’ll be about the same but I am very aware that closing fees and state taxes are always different,
