Searching for homes in Charlottesville – Zillow, Trulia, MLS?
Not much has changed in the nearly four years since I first wrote about how to search for homes in Charlottesville.
I know consumers use these sites, but they tend to not be the most accurate if you’re looking for homes to see this weekend.
But if you’re looking for the most accurate listings and what I feel is the best, most user-friendly and functional home search tool in Charlottesville, I really and truly think that the search tool here at RealCentralVA is the best in the area. Continue reading

Trulia Enters the Cluttered and Confusing Home Valuation Arena
With one more entry into the (automated) home valuation arena, how does one make sense of all the methods of valuing a home in this market?
There are at least six methods of home valuation out there right now; I know that my customers and clients are going to use the ones that they find; my challenge in advising them is to put these valuations in context and either demonstrate their respective accuracies or most likely, prove just how wrong they are. And why.
- Trulia’s Estimates – (automated) – “Trulia has jumped into the home value game.” Now that they’re here, so what? While the Trulia Estimate are only in San Francisco right now, presumably they’ll be making their way nation-wide.
Reflecting on Zillow’s Influence Over the Past Three Years
A lot has changed in the real estate tech space, but the real estate business remains a belly-to-belly business, with client relationships solidified with handshakes and time spent together in the car, in houses, at the coffee shop. 
Zillow’s presence in the Charlottesville real estate market is negligible; in spite of this I’ve always considered them another tool in the good Realtor’s toolbox. … I for one, have welcomed the opportunity to answer this. (more in a later post) Brian Boero at 1000Watt Blog offers this kick ass post on Zillow’s three year anniversary – (bolding mine/read the whole thing) The real estate industry owes Zillow a debt of gratitude, whatever their fate may be. Trulia, Zillow, Cyberhomes or the Charlottesville MLS?
My thinking is this – search for homes here or here , and then do more research at one of the places below, as well as the respective localities’ websites for tax records, GIS information, etc. … 
Trulia has 285 homes . 
Zillow has 91. 
Cyberhomes has 53 homes for sale .
