It was an excellent presentation throughout, perhaps the best one I’ve seen him do. He hits nearly all of the factors affecting the macro real estate market and drills down to the Charlottesville MSA level – unemployment rates, home prices, (I covered some of the highlights in my Twitter stream)

Four things are still needed in order to achieve sustained housing market growth:
- Recovery of employment
- Reduction in mortgage defaults
- Stabilization of home prices
- Revival of a stable private mortgage market
