Charlottesville is a “Top Vacation City” for Beer
Yes, it’s true. The Charlottesville area has a lot of great breweries. Now Main Street has noticed; naming Charlottesville one of the “top 10 vacation cities for beer lovers“.
Notice though – only one of the five breweries on the Brew Ridge Trail is actually in “Charlottesville.“
– South Street Brewery is in the City of Charlottesville.
– Starr Hill Brewery is in Crozet (Albemarle County)
– Blue Mountain, Devil’s Backbone and Wild Wolf are all in Nelson County.
One of the questions I ask new buyer clients contemplating relocating to Charlottesville is, “What does ‘Charlottesville’ mean to you?”. For some, it’s the City of Charlottesville. For some it’s the urban ring of Charlottesville, for others it’s “within 30 minutes of downtown Charlottesville …”
Primer for 1st Half 2012 Real Estate Market Update
I’m going to be running numbers next week – give some time for realtors to enter the closings in the Charlottesville MLS and for the delayed (there are so many*) closings to finally close.
This is just a primer for what is likely to be a long and comprehensive post next week.
Contracts written 5/1/11 – 6/28/11:
Single Family Homes in Charlottesville and Albemarle : 213
Attached homes in Charlottesville and Albemarle: 70
Condos in Charlottesville and Albemarle: 51
Contracts written 5/1/12 – 6/28/12:
Single Family Homes in Charlottesville and Albemarle : 255 (up 16%)
Attached homes in Charlottesville and Albemarle: 70
Condos in Charlottesville and Albemarle: 32 (down 37%)
Looking at the above data, a quick conclusion could be reached that more buyers are shifting towards purchasing single family homes as home prices have dropped. Next week, I’ll separate the City from the County, product mixes, and the rest of the Charlottesville MSA.
These numbers are likely representative, but not an entirely accurate picture of the Charlottesville real estate market because most closings tend to happen at the end of the month … come back next week.

UVA Poised for Tremendous Growth
“If we can reduce the number of parking spaces needed, then we can save that land for a higher and better use, which for us would be classrooms,†said Julia Monteith, UVa’s senior land use officer, at Wednesday’s meeting of the regional Metropolitan Planning Organization. … As part of the program, the school’s transit service entered into a reciprocity program with the Charlottesville bus system, started a car-sharing program and made it cheaper for those who carpool to park. … “ Instead of just focusing on how cars move around Grounds, we [wanted to] be able to look at more multi-modal transportation and be thinking about this in more of a forward-thinking way ,†Monteith said. … If we could just get the City of Charlottesville and the County of Albemarle to look forward in a similar way – focusing on doing rather than studying – we would all benefit.
