Mill Creek is one of those neighborhoods that quietly does everything right. It went up between the late 1980s and the 1990s off Avon Street Extended, in two sections, Mill Creek and Mill Creek South, with a mix of single-family homes and attached homes on wooded, rolling streets. For years the trade-off was simple: more house for the money than in the city, but a drive to everything. That math has shifted. 5th Street Station put Wegmans and everyday errands about five minutes away, and Biscuit Run Park, the county's largest, opened next door in late 2024. Pantops

Pantops is the east side's everything district — groceries, the hospital, banks, and a growing stack of condos and townhomes on the hill Thomas Jefferson named for its views. It doesn't have a walkable main street; what it offers instead is convenience and newer construction. You can be at the Downtown Mall in five minutes, on I-64 in two, and most of the housing here was built after 1990, which means open floor plans and less deferred maintenance. Buyers who want views get real ones — Monticello, Carter Mountain, and the Blue Ridge from the right streets. If low-maintenance living close to town is the priority, Pantops belongs on your list.
