Three Neighborhoods Stitched Into One
Grayrock sits on Crozet’s western edge, and its variety is the result of its history: what reads as one neighborhood is really three phases built by different builders over roughly fifteen years. Grayrock proper and Grayrock Orchard came first, beginning in 1999; Craig Builders added homes in 2005; Southern Development followed in 2011–12; and Ryan Homes built out Grayrock West in 2013–15. The seams show in the architecture — Cape Cods next to colonials next to farmhouses — all arranged around ponds, trails, and Blue Ridge views.
The payoff is an established, view-oriented neighborhood close to downtown Crozet, Old Trail, and King Family Vineyards — with enough architectural range that no two streets feel quite the same.

What It’s Like to Live Here
Architecture: Single-family homes of one to three stories in a genuine mix of styles — Cape Cod, colonial, and farmhouse — reflecting the multiple builders and phases. Lots run around a quarter to a third of an acre, with larger custom lots in Grayrock West.
The Walk: Built around two ponds, nature trails, a gazebo, a tot lot, and a basketball court, with an HOA. Close to downtown Crozet, Old Trail, and King Family Vineyards.
The Vibe: Established and quiet, with mature streets across its several phases and Blue Ridge views a recurring selling point.
By the Numbers
Eight homes closed in the 12 months ending August 16, 2026, at a median of $686,500 and a range of $525,000 to $780,000. Over 24 months: 16 closings, median $655,000. The 12-month median runs about $32,000 above the 24-month figure, worth noting but not over-reading; with eight sales, a couple of higher-end closings can swing the median on their own.
