The South Side’s Quiet Constant
Mill Creek helped define Albemarle County’s southern growth area. Development began off Avon Street Extended in 1987, and over the following years the neighborhood filled in across two sections: Mill Creek, built roughly from 1987 into the 2000s, and Mill Creek South, which went up in 1993 and 1994. The result is a mix of single-family homes and attached homes on rolling, wooded streets, with a homeowners association that still maintains more than 57 acres of common land laced with foot trails.
For its first decade, Mill Creek was simply a place to get more house for the money a few miles south of downtown. Then the neighborhood’s surroundings started catching up. Monticello High School opened on Mill Creek Drive in 1998, putting the neighborhood next to the county’s newest high school. In 2016, 5th Street Station opened just up Avon and 5th Street, bringing Wegmans and a full run of shopping and dining within about a five-minute drive.
The biggest change came in December 2024, when Biscuit Run Park opened on the land just south of the neighborhood. Fifteen years after Virginia bought the property from a developer who had planned thousands of homes there, it opened instead as the largest park in Albemarle County, with miles of trails and a planned greenway intended to eventually connect the area to 5th Street Station.
Mill Creek rarely makes headlines, and that is sort of the point. Homes here turn over steadily rather than dramatically, and buyers who missed it the first time tend to circle back.

CHARACTER
What It’s Like to Live Here
Architecture: Late-1980s through 1990s construction: two-story single-family homes alongside attached homes and townhomes, many with two-car garages. Floor plans range from two-bedroom attached homes to four-bedroom single-family houses. Lots are modest but the terrain does the work; hills and mature trees give many streets mountain or city views.
The Outdoors: This is the neighborhood’s strongest suit. The HOA owns more than 57 acres of wooded common land with foot trails, and Biscuit Run Park sits immediately south with miles of hiking and biking trails. A planned greenway would eventually link the Biscuit Run corridor to 5th Street Station by foot and bike.
Getting Around: Mill Creek is car-oriented; the Walk Score reflects the suburban layout, and buses do not run this stretch of Avon. In practice the driving is easy. Avon Street Extended runs straight into downtown, about 3 miles to the Downtown Mall, and I-64 is reachable from both 5th Street and Route 20.
