A Modern Neighborhood Around an 1858 Farmhouse

Western Ridge was built in the late 1990s by Hunter Craig’s Craig Builders on what had been the Walton family farm. The developers kept the centerpiece: the neighborhood clubhouse is the 1858 Walton farmhouse, a genuine antebellum house now anchoring a modern subdivision of tree-lined streets and Blue Ridge views.

Not to disparage Western Ridge, but it just ain’t walkable. Tell your clients to prep for lots of short duration drives.

That candor captures Western Ridge well: it is a drive-to neighborhood, not a walk-to one — a trade made for the space, the deep amenity set, the Blue Ridge views, and the Western Albemarle schools.

What It’s Like to Live Here

Architecture: Traditional single-family homes, generally around 2,000–2,600+ square feet, on tree-lined streets with Blue Ridge views.

The Amenities: A deep set — community pool, fitness room, tennis and basketball courts, trails, a pond, a playground, picnic grounds, and the historic farmhouse clubhouse. HOA dues run around $246/month.

The Vibe: Quiet, amenity-rich streets — but car-dependent. Expect short drives for errands rather than a walkable downtown.

By the Numbers

Five homes closed in the 12 months ending August 16, 2026, at a median of $626,000 and a range of $550,000 to $797,000. Over 24 months: 12 closings, median $675,000. Five sales is too thin to call a trend; the $49,000 gap between the two medians is as likely noise as signal at this volume.
