The 2025 Charlottesville – Albemarle real estate market is likely a very different one than when you last bought or sold a home.
I’m not going to write a full market analysis post, but thought this was a useful look at one broad market segment in Albemarle County.
I looked at resale sold via MLS single family homes in Albemarle County in August of 2025, 2021, and 2007. The numbers speak for themselves.

- Median days on market for resale sold single family homes in Albemarle County – 19.
- In 2024, that number is 9
Solds are looking at contracts written 45-60 days ago. For a more up to date look, I look at pendings.
- Median days on market for resale single family detached homes in Albemarle County for 8/1 to 9/18:
- 2025: 16 (135 contracts)
- 2024: 13 (131 contracts)
- 2023: 6 (93)
- 2022: 8 (147)
- 2021: 7 (174)
- 2020: 21 (219)
- 2019: 38 (145)

Interesting. Guessing 2007 median price reflects August housing market “bubble” before the later subprime mortgage crisis and collapse.
